Testing around town regularly puts hardness in the mid teens in grains per gallon. The Water Quality Association calls anything over 10.5 grains very hard, so local water sits well past that line. Every gallon that passes through a heater, a valve or an aerator leaves a little calcium behind.
The practical effect is a shorter clock on equipment. Scale settles on the bottom of a tank and insulates the burner from the water it is supposed to heat, so the steel runs hotter than it was designed to. That is the single most common reason a tank here starts weeping at the seam early, and it is why an annual flush and a correctly sized softener are not upsells in this city.

The ground under your house changes the repair
Two homes a mile apart in Apache Junction can need completely different work for the same symptom. What sits under the floor is usually the deciding factor.
Post tension slabs
Standard in newer subdivisions on the south and east sides. The cables inside the concrete have to be located before any saw touches the floor, which is why a reroute is often cheaper than a slab repair.
Caliche and rock
The hardpan layer under much of the valley floor slows every trench. It also means a buried line that settles unevenly can crack years after it was installed correctly.
Monsoon season
From mid June through September, storm debris washes into yard drains and cleanouts, and a main line that was already half blocked by roots finally backs up into the lowest fixture in the house.

Where we work and how fast we get there
Apache Junction proper, the county pockets around it, and Gold Canyon on the far side of the wash. The Apache Trail and Idaho Road corridors carry most of the traffic, so an afternoon call from the north end of town and a morning call from the same address can have very different drive times.

Apache Junction has four ZIP codes. Only two of them get mail delivered to a street address. 85119 covers the south and west of the city, and 85120 covers the north and east, including our own address on North Apache Trail.
The other two are post office box codes rather than delivery areas. 85117 and 85178 were set up for box holders. 85178 sits geographically inside 85120, so a customer with a box in either one still has a street address in 85119 or 85120.
That trips people up when they book work online elsewhere and give the mailing ZIP instead of the property ZIP. Give us the cross streets when you call and none of it matters.

What to do in the ten minutes before a plumber arrives
Before we get there
- Shut the water off at the main if the leak is anywhere in the supply side. In most local homes the valve is on the street side of the house, near the hose bib or in a box at the property line.
- For a leaking water heater, close the cold inlet valve on top of the tank and switch the unit off at the breaker or the gas control.
- Do not run any fixture if a drain is backing up. Every flush adds to what has to come back out somewhere.
- Move what you can off wet flooring, and pull anything cardboard off the garage slab first.
- Photograph the damage before cleanup starts if you plan to file an insurance claim.
- Keep pets away from standing water, especially where a sewer line is involved.

Which plumbing code does the city enforce?
Apache Junction builds to the 2018 International Plumbing Code, adopted by the City Council in June 2019 and written into Chapter 7 of the city code as the Apache Junction Plumbing Code, along with the 2018 residential, building and fuel gas codes.
That matters for real jobs. The city amended the fixture flow table, so a toilet swap has to meet the adopted flush volume rather than whatever is on the shelf.
Do I need a permit for a small repair?
Not for everything. The city exempts simple leak stopping in a drain, water, waste or vent pipe from a plumbing permit. The exemption stops as soon as a concealed trap or a defective section of pipe has to come out and be replaced.
Repipes, new sewer connections, septic abandonments, grease interceptors and water heater installs where the fuel source changes all require an inspection from the Division of Building Safety and Inspection.
Why does my water heater keep failing early?
Almost always scale. Hard water drops calcium in the bottom of the tank, the sediment layer insulates the burner from the water, and the tank runs hotter than the design allows until the steel gives up at a seam.
Flushing once a year helps. Softening the water first helps more, and it protects the fixtures and the dishwasher at the same time.
