Water where it should not be

Burst and Broken Pipe Repair in Apache Junction, AZ

Split supply lines, cracked CPVC and pinholed copper. First we get the water stopped, then we fix the pipe and tell you whether the rest of the run is on the same clock.

Answered 24 hours. If water is running now, call and we will walk you to the shutoff before anything else.

Pipes here do not usually burst the way they do in cold climates. Hard freezes are rare, and when they happen they take out the exposed and the unprotected: a hose bib left connected, an irrigation manifold above ground, or a supply line running under a park model with damaged skirting.

The far more common local failure is slower. Copper that has been thinning from the inside for thirty years finally opens a pinhole. CPVC that has been in direct sun at a hose bib or in a hot attic for two decades goes brittle and cracks. A washing machine hose reaches its tenth year and lets go while everyone is out.

Whatever caused it, the first ninety seconds are the same. Find the water, stop the water, then worry about the pipe.

Stopping the water before we arrive

In order, right now

  • Shut the main valve. In most local homes it is on the street side of the house near a hose bib, or in the meter box at the property line.
  • If the main valve will not turn, do not force it until you have tried the meter box valve, which usually needs a meter key.
  • For a water heater leak, close the cold inlet valve on top of the tank and turn the unit off.
  • For an appliance line, the fixture stop behind or under the appliance is faster than the main.
  • Kill power to any circuit near standing water at the breaker, not at a switch you have to reach through water.
  • Open a low hose bib after shutting the main to drain the pressure out of the system.

It is worth locating your main shutoff on a calm day and making sure it actually turns. A seized valve discovered during an emergency is a common and entirely avoidable problem in this city, where valves sit in hot, dry boxes for decades without being exercised.

What actually fails, and where

Pinholed copper.Thinning from inside over decades, usually hot lines first.
Cracked CPVC.Sun exposure at hose bibs and heat cycling in attics makes it brittle.
Failed flex connectors.Braided supply lines under sinks and behind toilets have a service life.
Washing machine hoses. The single most common indoor flood source in an unoccupied home.
Irrigation manifolds.Above ground PVC in full sun, plus valves that fail open.
Freeze splits.Rare here, and almost always exposed pipe with no insulation.

The pattern behind most of these is age plus exposure rather than bad luck. A house where one braided supply line has failed usually has five more of the same vintage under other fixtures.

The repair, and the question that follows it

The repair itself is usually straightforward. Cut back to sound pipe, join in a new section with the right method for the material, pressure test, and check the surrounding run for other weak points.

The more important conversation is what the failure says about the rest of the system. One pinhole in a thirty year old copper line is information, not an isolated event. The same water has been running through the whole run for the same length of time.

How to read a first failure

If the failure is a flex connector or a hose, replace the others at the same time. They are inexpensive and they are all the same age.

If the failure is copper in an accessible wall, repair it and note the date. A second one within a couple of years changes the calculation.

If the failure is under the slab, the reroute versus repair question applies immediately, because access is the expensive part rather than the pipe.

If the house has produced three failures in different rooms, you are paying for a repipe in instalments.

The threshold conversation is on the repiping page, and if the break is under the concrete, slab leak repair covers the locating and the options.

Homes that flood while nobody is home

The most expensive version of this failure has nothing to do with the pipe. It is time. A supply line that fails in an occupied house is a bad afternoon, and the same failure in a house closed up for the summer is a rebuild.

Apache Junction empties out substantially in the hot months, and every year some returning owners find months of water damage rather than days. Shutting the water off at the main before leaving removes the entire risk, and it takes ten minutes.

If that has already happened to you, the drying and documentation side is covered under water damage restoration, and it runs on its own dispatch line.

Burst pipe questions when the water is already off

Do pipes really freeze in Apache Junction?

Rarely, but it happens on the coldest nights of the year and it takes out exposed plumbing rather than pipes inside walls.

The vulnerable list is short: hose bibs with hoses attached, above ground irrigation, pool equipment, and supply lines running under manufactured homes with damaged skirting. Disconnect hoses in winter and the majority of that risk goes away.

Can you repair a pipe without opening the wall?

Sometimes, if there is access from a cabinet, an attic or a crawl area. Often the wall has to be opened enough to reach sound pipe on both sides of the failure.

We keep the opening as small as the repair allows, and drywall patching is inexpensive relative to the risk of guessing at the location.

My water pressure is very high. Does that cause bursts?

It contributes to almost every failure mode on this page. High incoming pressure stresses joints, wears cartridges and shortens the life of flexible connectors.

A pressure regulator is the fix, and checking the static pressure at a hose bib is a quick test worth doing.

Is a pinhole leak in copper worth fixing on its own?

Yes, immediately, but treat it as information as well as a repair. Pinholes come from the pipe wall thinning, and that process has been running along the entire length of the same pipe.

What if the break is in the yard between the meter and the house?

That is the service line, and it is normally the property owner's responsibility. It is repairable, and locating it accurately first is what keeps the excavation small. That work is covered under leak detection.
