The flush that most local tanks never get
Draining sediment out of a tank once a year is the single most effective piece of maintenance available here, and it is skipped almost universally. On water this hard, an unflushed tank can carry a substantial sediment layer within a few years.
What a proper flush involves
- Isolate and cool.Gas control to pilot or breaker off, cold inlet closed, and time given for the water to cool enough to handle safely.
- Drain.A hose to a safe discharge point, then the tank drained fully rather than partially.
- Agitate.Cold water run in short bursts to lift settled sediment rather than leaving it packed on the bottom.
- Check the drain valve.Plastic drain valves clog with the sediment they are meant to release, and replacing one with a full port brass valve makes future flushing possible.
- Refill and verify.Air purged at a hot tap, then the unit relit or re energised and checked for correct operation.
If a tank has never been flushed and is already rumbling badly, be aware that flushing sometimes reveals a drain valve that will not reseat. That is a small risk worth knowing about before the work starts, and it is why a very old tank is sometimes better replaced than flushed.

What to do, and what to leave alone
- If you smell gas near the heater, leave the building and call from outside before doing anything else.
- Never cap, plug or block the temperature and pressure relief valve, which exists to prevent a tank rupture.
- If the relief valve is discharging, keep clear of the discharge pipe because the water is scalding.
- Do not relight a pilot repeatedly if it keeps going out, since a repeat failure usually means a fault.
- On an electric unit, switch off the breaker before anyone removes an access panel.
- If water is pooling near electrical connections, stay out of the area and call.

Is water under the heater always fatal?
No. It is often the temperature and pressure relief valve discharging, a leaking drain valve, or condensation on a gas unit during heavy use, all of which are fixable.
It is fatal when the water is coming from the tank body itself. If the water appears from under the jacket rather than from a visible fitting, that is a replacement.
Can I relight the pilot myself?
On many gas units, yes, following the instructions on the label. If it lights and then goes out again, the thermocouple or the gas control is the usual cause and it needs a part rather than another attempt.

Why does my hot water smell like sulphur?
